Sydney, New South Wales -- (SBWIRE) -- 02/20/2014 -- Recent changes to development laws across all states of Australia have driven demand for granny flats to record levels. On the 2nd August 2013 Western Australia state government changed the R-Codes to permit the development of secondary dwellings without formal subdivision.Most recently, on the 10th February 2014 the ACT passed Variation 306 which removed restrictions on who is permitted to occupy granny flats.

Environment Minister Simon Corbell says the ACT changes remove the requirement that residents of granny flats need to be related to the occupants of the main house."Canberra families can help their parents or students to live independently in a residence that is large enough to be comfortable yet small enough to be manageable," he said.

In addition, the ACT changes will mean size restrictions are being raised up to 90 square metres, instead of the usual 75 square metres."The additional size will also help builders meet the adaptable housing standards for a variety of dwelling layouts, including two-bedroom dwellings." These legislative changes coupled with the well document housing price rise, strong rental demand, population growth, historically low interest rates and housing affordability crisis have created a rapidly expanding niche property development market in Granny Flats.
